The Loft Conversion Process

If you choose our full package which includes decorating and tiling this could add some time to the process, in most cases it is unlikely our conversions will run over 6 weeks.

When you reach out to us, we’ll arrange a consultation at your convenience to discuss your requirements in detail. During this visit, we’ll take the necessary measurements to begin working on your free quotation and tailored floor plans.

Architectural Plans

Upon accepting our quotation, the next step involves creating the architectural drawings required to submit for your Certificate of Lawfulness, ensuring everything is ready for approval.

Organising the Layout

We’ll provide you with a detailed list of questions to help finalise your design preferences. Using your responses, we’ll begin marking up the floor plans to bring your vision to life.

Pre-Start Meeting & Visualisation

Before construction begins, we’ll hold a final pre-start meeting to go over every aspect of the project in fine detail. To help you visualise the design, we’ll prepare a virtual walkthrough of the space, understanding that a 2D plan can be hard to interpret. At this stage, we’ll also measure for the steelwork. This thorough meeting typically lasts around two hours and ensures all decisions are finalised before work starts.

The Build

By the time we complete the pre-start meeting, we’ll have all the information we need from you. This allows our team to focus entirely on creating your fantastic new space without unnecessary interruptions.

Certificates

Once the build is complete, you’ll receive all relevant documentation, including the building control certificate, electrical certification, and a Gas Safe certificate (if any gas work was carried out).

What to expect week by week with the build process

Week 1
  1. Erect Scaffolding: Scaffolding is installed to ensure safe and efficient access to the work area.
  2. Main Crane Delivery: Key materials and equipment are delivered to the site using a crane for streamlined logistics.
  3. Roof Stripping: The existing roof is stripped where necessary to prepare for construction.
  4. Steel Installation: Steel spreader plates and beams are carefully installed to form a solid structural foundation.
  5. Floor Joists Installation: New floor joists are fitted, completely independent of your existing ceiling joists, ensuring structural integrity.
  6. Structural Carpentry Completion: All structural carpentry work, including the dormer framework, is completed.
  7. Internal Partitions: Internal partitions are erected, preparing the space for the first fix of plumbing and electrics.
Week 2
  1. First-Fix Plumbing: All initial plumbing work is carried out and pipes run to prepare for the installation of radiators, sanitary ware, and other fixtures.
  2. First-Fix Electrics: Wiring is installed for lighting, sockets, and other electrical components, laying the groundwork for the final electrical fit-out.
  3. Noggins and Pattresses: Structural supports are added to accommodate your new radiators, sanitary ware, and other fittings.
  4. Velux Windows Installation: New apertures and trimmers are created, and your Velux windows are expertly installed.
  5. Roof Work: The roofer completes flat roof coverings, installs lead flashings, and tiles around the dormers and Velux windows for a professional finish.
  6. Insulation Installation: Full insulation is installed to ensure energy efficiency and a comfortable environment in your new loft space.
  7. Plasterboarding: All areas are plasterboarded, creating a smooth surface ready for final finishes.
  8. Staircase Installation: The stair opening is prepared, and your new staircase is installed with precision and care.
Week 3
  1. Dormer Windows and External Doors Installation: All windows and external doors are fitted to complete the external finish of your loft.
  2. Plastering: Comprehensive plastering is carried out throughout the loft and other applicable areas to achieve a flawless interior finish.
  3. Bathroom Tiling: Tiling work is completed in the bathroom, ensuring a high-quality and professional finish.
  4. Additional External Works: Any remaining external works, such as gable rendering, are completed (where necessary).
Week 4 - 5
  1. Second-Fix Carpentry: Installation of doors, skirting boards, and architraves to complete the interior woodwork.
  2. Second-Fix Electrics: Final electrical installations, including sockets, switches, and light fittings.
  3. Second-Fix Plumbing: Completion of plumbing fixtures such as radiators, sanitary ware, and taps.
  4. Scaffold Removal and Site Clearance: Scaffolding is dismantled, and the site is thoroughly cleared, leaving your property clean and ready to enjoy.

At the beginning of each project, every client receives a comprehensive schedule of works that includes all key dates, as well as delivery timelines, to ensure complete clarity and transparency throughout the process.

We at Concept Lofts understand that everyone has different ideas and expectations and at different stages of the process we like to have dialogue to try and make your loft as bespoke as possible. Once your shell has been erected we will walk you around your great new space and discuss the finer details like the best place for all your electrical points, sockets switches, spot lights etc, your bathroom layout will be discussed and also storage solutions, where to have your eaves doors, maybe an extra cupboard… we can exchange ideas and make sure that it’s right for you!

We understand that it can be difficult to picture what your new converted space would be like and what you could gain, where your stairs would go and whether you would have enough space for an en-suite and wardrobes.

Initial Consultation

On our initial consultation at your property, we can do a 1st floor and loft survey which will give us all the dimensions we need to give you a proposed loft floor plan before asking you to commit to a deposit. This would be given to you with your free no obligation quotation.

Instruct Architect

Should you wish to accept our quotation and proceed with the process, we will then instruct an architect to survey your house in order for architectural drawings to be drawn up for your loft conversion. At this point we ask for a deposit to be placed with us and the drawings will be completed within about 10 days.

Certification

We, unlike many companies always make sure that no work starts until you have the relevant certificates. Most conversions fall under permitted development and require no planning permission as such, but if you wish to sell your property in the future you will be asked for a Lawful Development Certificate (LDC), the document is proof that your loft conversion was built lawfully, A Lawful Development Certificate (LDC) is not a mandatory document you must attain which is why most builders do not get these in place and start works without them, this certificate is proof that the works that have been done on the property are within its lawful boundaries. They take 6-8 weeks to arrive once the application has been submitted.

Now that’s all the certificates and structural plans are in place were ready to get underway.

Disruption?

We try to do things a little differently. You may anticipate that in order to carry out your loft conversion, there will need to be major disruption to your day to day living, this is not the case. Once the scaffold is erected we create access into the roof void, this will be the entry and exit point to carry out all of the conversion except for installing the stairs by that time it will almost be complete.
